Because of the various real estate TV shows out there I have heard a lot of talk about a pocket listings, but what is a pocket listing? Is it beneficial to you to list your home as a pocket listing?

The word pocket listing is a fancy or slang term for saying not in the MLS or excluded from the MLS. There could be many reasons why a home is held as a pocket listing. One could be because you’re just not ready to put your home in the MLS, because of painting, packing etc.… Another reason could be because your agent wants to try it so it themselves or that agents brokerage heavily promotes to sell within the brokerage, that doesn’t benefit you that only benefits the agent and their broker.

The reality is if you’re not ready to put your home in the MLS then you probably shouldn’t expose your home to anyone. If your home is not ready to be exposed to everyone, why would it be ready for just a select few people to see? Limitations on exposure of your home means less money when you sell it.

One section of the California residential listing agreement on page 2 takes up nearly the whole page with regards to excluding your home from the mls. The headline of the section reads bold all caps benefits of using the MLS; impact of opting out of the MLS; representing all offers

In this section of the listing agreement it actually explains how your home will have limited exposure and may not be seen by everyone if it is excluded from the MLS. When you list your home for sale wouldn’t you want it exposed to as many potential buyers as possible? Of course you would because you would want the most money possible for your home.

Think of it like this if you were at an auction of some sort whether it’s an antique auction or an auto auction or whatever and there where only 2 people in the room how high would that bid really go compared to a room of 500 people who all have interest in the same product..? I am sure you see where I am coming from, the more people bidding the higher the price. My advice would be to think twice before listing your home as a pocket listing. Pocket listings limit your $$$$
