🔊You may have heard on the news or elsewhere over the last several months about the National Association of Realtors(NAR) and the recent settlement regarding real estate practice and compensation.

⚠️Starting Saturday August 17, 2024,

✅Sellers will only be obligated to compensate their listing broker when they sign the listing agreement to market their home.

✅Buyers will now be obligated to compensate their agent and must sign a buyers representation agreement, there is no more casually looking at homes.. this agreement must be signed prior to looking at any homes.

❗️Two key terms to the settlement is prohibiting the requirement of listing brokers and sellers to make an offer of compensation to buyers agents and eliminating all compensation fields from the multiple listing service.

🚫Basically what this means is the buyer’s agent won’t have an offer of compensation from a seller or listing broker anymore… but let me be clear This doesn’t mean that a sellers wont be able to make an offer or concession, they will no longer be required to make an offer. The multiple listing service will no longer allow any offer of compensation to be communitcted through the mls or and party conneted to or through the mls. AND Yes this is where it starts to get complicated ‼️The agent you choose to work with matters now more than ever‼️ . .
