The real estate market remains competitive and buyer demand is still strong. First time home buyers are still feeling the pinch while move up buyers and investors remain the most active. Inventory is up approximately 14% compared to last year and the average sales price in Ventura County is up about 7.2% year-over-year. Even though inventory is up the supply continues to support home pricesWe currently have 1043 active homes in ventura county with 689 homes under contract and in escrow, showing us a balanced market. As we enter fall you can expect a seasonal slowdown just like any other year. Typically this time of year listings start to fall off because home sellers don’t want to deal with buyer traffic through their home during the holidays. The listings that are on the market are usually with very motivated home sellers. So if you are a buyer stay diligent because this is a great time of year to make a deal!
